Manufactured home water damage repair in Spokane Valley

In a manufactured home, the water damage you cannot see is usually under the floor, held in the belly wrap. We find leaks under the home, open and drain the belly, dry or replace the insulation, and repair soft floors and the decking over them.

Updated October 2026

Quick answer

Manufactured home water damage repair in Spokane Valley starts under the home: leaking supply lines are found, the belly wrap (bottom board) is opened to drain trapped water and pull wet insulation, the floor decking is dried or replaced where it has softened, and the belly is closed and resealed once everything reads dry.

Why manufactured homes need a different approach

Manufactured homes put the plumbing and insulation under the floor, inside a fabric or plastic belly wrap. When a line leaks, the water collects in the wrap like a hammock and soaks the insulation, and you may only notice a sagging belly or a soft spot in the floor above.

Many manufactured homes use particleboard or OSB floor decking, which swells and loses strength when wet. A floor that went soft near a water heater, washer or bathroom often needs a section of decking replaced, not just drying.

Freezing lines under the home are a common winter cause, just as with burst pipes in site-built houses, and heat tape that fails is often the reason.

Belly wrap water and wet insulation

A sagging belly usually holds water. We cut controlled openings to drain it, pull the wet insulation, dry the cavity, then insulate and patch the belly with the right material and seal it against rodents and air.

Torn or missing belly wrap is repaired at the same time.

Supply line leaks under the home

Lines under a manufactured home run close to the belly and can freeze if heat tape fails or skirting is damaged. Leaks there run for a long time before anyone notices.

We find the leak, coordinate the plumbing repair, and dry the belly and decking around it.

Soft floors and particleboard decking

Particleboard and OSB decking swell and crumble when they stay wet. Soft sections are cut out between floor joists and replaced with new decking, then the floor covering goes back.

Bathrooms, laundry areas and around water heaters are where this happens most.

Snow loads, cold snaps and manufactured homes around Spokane

During Spokane's record winter of 2008-09, the National Weather Service put snow loads around 25 pounds per square foot on roofs, and ice over storm drains kept meltwater sitting. Manufactured homes, with lower-slope roofs and plumbing that runs under the floor, feel both: roof seams and vents leak as heavy snow melts, and supply lines in the belly are exposed when skirting or heat tape fails in a long cold stretch.

What you can check and do yourself

Safe to do yourself

  • Close the main shutoff if you suspect a leak
  • Look along the skirting for gaps or damage
  • Check that heat tape on lines is plugged in before a cold snap
  • Note any soft floor spots and photograph them

Better left to us

  • Opening and draining a belly wrap
  • Removing wet insulation under the home
  • Replacing floor decking
  • Resealing the belly against air and rodents

Do not cut into a sagging belly yourself; it can release a lot of water at once and the patch has to be sealed properly.
